How Much Does a Shipping Container Office Cost in BC? (2026 Prices)

Short answer: a 20' Insulated Site Office from our Kamloops yard starts at $12,350 CAD, plus tax and delivery. That number is an inspected used 20 ft container, a steel personnel door, two barred sliding windows, steel-stud framing, rigid foam insulation and the basic electrical package — every line from our published modification price list, added up. Finished walls, heat and furniture are quoted per design on top. Spec the same office for a Prince George January and the insulation line grows by $3,400. Of the $12,350, the container is $2,500 and the modifications are $9,850. The steel box is the cheap part; the work that turns it into an office is most of the money.

What "quoted per design" means

Three things are never in the package price: finished wall panels and flooring, heat, and furniture. Plywood and a rubber floor cost less than finished panels and vinyl plank; a mini-split for a Kelowna yard is not the unit for a Fort St. John camp. We price the one you actually want, on the same quote, before anything is built.

The line items, one at a time

Base container: used or new one-trip

A used 20 ft container starts at $2,500; a new one-trip 20 ft starts at $3,700. Both are inspected, wind and watertight, and take the same modifications. The used unit has dents and faded paint and suits a jobsite office that moves every year. The one-trip unit has straight walls and fresh factory paint, which matters for a permanent yard office customers see, or one in your RAL colour with logo decals through our container branding service. For two rooms, the same build goes on a used 40 ft high-cube from $3,500 or a new one from $6,200, with the partition quoted per design.

Door and windows

The steel personnel door (36") is $950 each, cut in and installed with a commercial lockset. Each sliding window with screen and security bars is $650. You choose which wall each opening lands on before we cut — door toward the site, windows toward the yard — because moving a hole in steel afterwards is a big job.

Framing: steel stud or wood

Steel stud framing is $2,200 per container and is our standard for every insulated build. Steel does not rot, swell or feed mould when condensation shows up inside a container wall, and in a steel box it eventually does. Wood framing is $1,800, so it saves $400. We will fit it where cost matters more than moisture, and tell you plainly it is the wrong choice for an office heated all winter.

Insulation: the line that changes the most

This is where a $12,350 office and a winter-ready one part ways. Every option is priced per container; the trade-off is between R-value, air sealing and cost.

Rigid foam board at $1,400 is the default because it handles most Interior sites at the best price per unit of insulation. Its weakness is the seams: board does not follow the corrugations, so we tape and foam the joints, but it is not the air seal spray foam gives. Closed-cell spray foam at $4,800 bonds to the steel, fills every corrugation and stops warm indoor air from ever touching a cold wall — the pick for an office occupied through a Northern winter, and the reason it costs $3,400 more. Rock wool (mineral wool) at $1,600 buys fire resistance and sound dampening beside a generator or crusher, but as a batt it needs a proper vapour barrier. Undercarriage insulation at $1,100 is an add-on to any of them, for ground that freezes hard or heaves in spring. Electrical package and HVAC pre-wire

The basic electrical package is $4,000 per container: 100A panel, 4× LED interior lights, 4× 15A receptacles and an exterior weatherproof outlet, roughed in for your electrician's final hookup. Your electrician connects the panel to whatever the site has — a construction service, a generator or a permanent drop — and pulls the electrical permit. The hvac pre-wire is $450 each: Dedicated circuit and wall penetration for a mini-split or rooftop HVAC unit. The unit is quoted per design; the pre-wire means nobody cuts steel on site when the installer shows up.

Three ways to spec the same office

The same five modifications land differently depending on the base container and the insulation. Every total below is computed from the price list, before tax, delivery and per-design items.

What pushes the total up or down

• Insulation is the biggest swing. Spray foam adds $3,400 over rigid board; under the floor adds $1,100. Both are easy in the yard and awkward on site; decide before the build.
• New versus used base. $1,200 between a used and a one-trip 20 ft. Worth it for a permanent, branded yard office; rarely for a box that follows the crew.
• Openings are linear. Every extra window is $650, every extra personnel door $950. Roll-up doors, serving windows and awnings are quoted per design.

Buying versus renting a trailer for two or three years

We will not invent a rental rate for you. In general terms: a rented office trailer is a monthly invoice for as long as the job runs, plus delivery in, delivery out, setup and usually a damage waiver. Over two or three years that is a lot of invoices, and on the last day you hand it back and own nothing. A container office is one purchase. When the project wraps, your electrician disconnects the feed, you lock the door, and it rides to the next site on a tilt-deck with the framing, insulation and wiring still inside. When it has outlived its jobs, it is still a steel building you own — a yard office, storage, or something to sell.

Multiply the monthly rate you were quoted by the months on site, add the charges at both ends, and set that beside the package total plus finish and delivery. If it is close on one project, it is not close on two. If you would rather pay monthly and still own it, lease-to-own is available on container builds.

Common questions

Do I need a permit for a container site office?

Usually, because it is a space people work in. The rules come from your municipality or regional district, not the province. A permanent yard office generally needs a building permit; a temporary office on an active, permitted construction site is handled differently by some building departments and not by others. Your electrician pulls the electrical permit either way. Where an authority wants engineered (stamped) drawings — common for a permanent office and for joined or stacked units — we coordinate them as part of the project. Can I live in one? What does a container home or garden suite cost?

A home or backyard suite is a dwelling, which is a different project: engineered (stamped) drawings, a building permit, insulation to the BC Energy Step Code requirement for the site, and licensed trades for the electrical and plumbing connections and inspections.
